Buying a home in the Monferrato
Before choosing a specific listing, buying in the Monferrato means choosing a way of life: town life in Casale, a second home in a hill village, or a property with land to enjoy to the full. This guide covers the types of property, how to pick the area and how buying works in Italy.
What you can buy
The market is varied: apartments in the historic centre of Casale Monferrato, detached houses with gardens in the hill towns, village houses built in stone or tuff, farmhouses and cascine (traditional farmsteads) often in need of renovation, villas with views over the hills, and land or properties with a vineyard.
Compared with the big cities of northern Italy, the same budget generally buys considerably more space here — which is why the area attracts both families and second-home buyers.
Choosing the area
It depends on your plans. If you want services within reach, look at Casale Monferrato. For views and village character, consider Vignale or Cella Monte. For space and independence, look at Altavilla or Rosignano.
Outside Casale a car is generally needed for daily life, and in the smallest villages services are limited. Every town page lists distances, available services and things to check.
Before a viewing
Consider the real distance from the services you use most, how much you will need the car, the general condition of the property (systems, roof, windows) and any garden or land you will have to look after. For remote work, check the internet connection at the specific address.
How buying works in Italy, step by step
1. Tax code. Every buyer needs an Italian tax code (codice fiscale), which non-residents can obtain from the Agenzia delle Entrate or from an Italian consulate abroad. An Italian bank account is not compulsory but makes payments much simpler.
2. Checks. Before making an offer, the property's land registry and planning status should be checked, together with any restrictions and, for properties with land, boundaries and access. This is usually done by a geometra, a local surveyor.
3. Offer. The buyer makes a written purchase offer (proposta d'acquisto), usually with a deposit cheque. Once the seller accepts it, the offer becomes binding for both parties.
4. Preliminary contract. The compromesso fixes price, completion date and conditions, and is accompanied by a larger deposit. It is registered with the tax authorities.
5. Completion. The final deed (rogito) is signed before a notaio, a public official chosen by the buyer, who checks ownership, mortgages and compliance, collects the purchase taxes and registers the transfer. If you do not speak Italian, an interpreter or a translation of the deed is required.
Taxes and costs
When buying a second home from a private seller, the main tax is registration tax (imposta di registro), generally 9% calculated on the property's cadastral value rather than the price paid; it drops to 2% if the home becomes your main residence (prima casa) and you register as resident in the town within the required time. Buying from a developer is subject to VAT instead. On top of this come the notary's fee, the surveyor's fee and the agency commission, which is agreed in writing at the offer stage.
Second homes are also subject to an annual local property tax (IMU), from which main residences are generally exempt. Rates and rules can change: the notary will confirm the exact figures for your purchase.
Can foreigners buy property in Italy?
Citizens of the European Union can buy freely. Citizens of other countries can buy under the principle of reciprocity, which covers most countries including the United Kingdom and the United States; residents in Italy with a valid permit can always buy. The notary verifies this before completion.
